Tribeca Loft

The design solution for this apartment, converted from a turn of the century warehouse, evokes its original industrial vernacular by using exposed and darkened steel girders, poured and polished concrete flooring, salvaged bricks, and exposed heating elements. The floor plan is open and loft-like. Layered lighting and shading devices along the perimeter wall provide privacy, solar control and a theatrical affect. A curvilinear steel stair complements the rectilinear plan. The finishes and furnishings are modern yet warm.

Design Challenge

To maintain a skyline view from the upper level bedroom without sacrificing privacy from the lower level. A large, motorized roller-shade, with the image of a film poster on it, can be raised and lowered depending on desired openness. Vintage light fixtures up-light the shade, evoking the billboards found outside on the surrounding buildings.
